  • 1095 Avenue of the Americas is a through-block plaza that runs from 42nd to 41st street between 6th Avenue and 7th Avenue. The application is for a modification of a plaza, including a 1,284 square foot enlargement with increased planting area and seating and the enclosure and conversion to retail use of the existing 1,037 square foot subway stairway area within the northwest corner of the 1095 Building.  There is a net increase in the plaza of 247 sf.  In conjunction with the proposed design changes to the Plaza, but not part of the application before City Planning, a new subway stairway will be created within the West 42nd Street frontage of the 1095 Building. This will have a wider stair, an elevator and new handicapped accessible ramps, and the existing buildings on the western side of the Plaza will be reconstructed with new ground floor retail uses on the Plaza.
  • The Department of City Planning proposal for a zoning text amendment to create a new zoning district which is intended to preserve existing concentrations of Class B and C office and light industrial space, while allowing residential development on currently under-built sites.
  • Application by 249 W 28th Street Properties, LLC (Edison Properties) to map the new district in the mid-blocks extending from 28th to 30th streets, and bounded by 7th and 8th avenues, to permit a new residential development fronting on both West 28th and West 29th streets, including 20% affordable housing, retail and office space. An additional application would also allow for a 325-car public parking garage to be included in the development.
