 Agenda:

  • The applicants, 401 Commercial LP and 401 Hotel REIT LLC, propose to redevelop the current site of the Hotel Pennsylvania on Seventh Ave b/t 32nd & 33rd Sts, across from Penn Station, with a new commercial office building - a redevelopment project known as 15 Penn Plaza.  Hotel Pennsylvania would be demolished.  Two options are being proposed - a Single-Tenant Office Scenario and a Multi-Tenant Office Scenario.  As proposed, the single tenant scenario would be over 1,200 feet tall, making it the third tallest building in NYC.  The multi-tenant tower would be slightly smaller. 

The zoning actions required in order to construct the building are:

1)      A subway improvement bonus which includes the construction of new entrances on 7th Avenue and the opening up of the passageway (the Gimbel's Tunnel) between the 7th and 6th Avenue lines

2)      An up-zoning of the midblock between 7th & 6th Avenues (from a C6-4.5 to a C6-6)
