1155 Broadway located between 26-27th streets - an application to install five retractable awnings and two illuminated signs.
At the regularly scheduled monthly Community Board Five meeting on Thursday, March 09, 2023, the following resolution passed with a vote of 28 in favor; 0 opposed; 1 abstaining:
WHEREAS, 1155 Broadway is a thirteen-story steel-framed building with brick cladding located at the southwest corner of Broadway and West 27th Street; and
WHEREAS, 1155 Broadway was originally constructed as a three-story building in 1874 and ten additional stories were added in 1991; and
WHEREAS, 1155 Broadway is a non-contributing structure located within the Madison Square North Historic District, which was created on June 26, 2001; and
WHEREAS, The Landmarks Preservation Commission issued Certificate of Appropriateness 19-18696 (LPC 19-18696), dated as of November 6, 2017, and amended July 17, 2019 (the “Prior Approval”), approving certain modifications at 1155 Broadway; and
WHEREAS, 1155 Broadway applied to install five retractable awnings each projecting eight feet (each, an “Awning”, and, collectively, the “Awnings”) to be attached using hood wall brackets to steel frames mounted on the windows and wall columns of 1155 Broadway; and
WHEREAS, 1155 Broadway requested approval from Community Board Five to install: (a) two exterior self-luminous signs featuring letters made of red neon tubing each measuring twenty inches tall (collectively, the “Neon Signs”); and (b) five interior signs to be placed approximately five inches behind each windowpane located above each Awning (collectively, the “Interior Signs”); and
WHEREAS, The rendering of the Neon Signs and Interior Signs furnished to Community Board Five is low-quality, fuzzy and does not contain material measurements and other information; and
WHEREAS, Community Board Five has not supported the installation of exterior self-luminous signs within the Madison Square North Historic District;
WHEREAS, the Prior Approval does not permit the installation of self-luminous signs and/or the Awnings at 1155 Broadway; and
WHEREAS, the proposed Neon Signs, Interior Signs and Awnings are not harmonious or contextual with the Madison Square North Historic District and/or 1155 Broadway; therefore, be it
RESOLVED, Community Board Five recommends denial of the application for 1155 Broadway, to install five retractable awnings and two illuminated signs
