31 West 27th Street - Application to Install Two Marquees at Broadway

WHEREAS, 31 West 27th Street (‘Applicant’) is a twelve-story, early twentieth-century commercial loft building located in the Madison Square North Historic District designated on June 26, 2001; and

WHEREAS, The Beaux-Arts building by the architectural firm Cleverdon &amp; Putzel is located at the corner of West 27th Street and Broadway and constructed in 1908-09, nestled between two smaller buildings on each side; and

WHEREAS, The Applicant proposes to install two entrance marquees above the east (primary) and west (secondary) entrances on either side of the ground floor retail storefronts of the building; and

WHEREAS, The west entrance serves as an ADA entry with graded access; and 

WHEREAS, The current entrances are recessed and have a reduced street presence; and

WHEREAS, The Applicant cited wayfinding as the main function of the proposed marquees to provide explicit entry for tenants and visitors to primary points of access to the building; and

WHEREAS, The marquee canopies will be proportional to, and continue the existing datum line of the storefronts; and

WHEREAS, To install the marquees, the applicant will clad over existing lintels and utilize hollow structural sections for support; and

WHEREAS, The proposed marquees will be constructed with black, powder coated aluminum, continuing materials in use along the façade, extending six (6) feet beyond the doors and three feet one inch beyond the building; and

WHEREAS, A single LED light strip on the front, underside of the canopy will provide illumination; and

WHEREAS, The rest of the marquee will be open to the top, with no cap or enclosure; and

WHEREAS, The Applicant’s proposed entrance marquees are relatively discreet, appropriate to the property, and to the context; and

WHEREAS, The proposed installation of the marquees have benefits to include wayfinding, illumination, and safety; and

RESOLVED, Community Board Five recommends approval of the application to install two marquees at 31 West 27th Street.
