20 East 38th Street, Coban's Muay Thai Camp NYC, application for a special permit to allow the operation of a physical culture establishment (martial arts center) in the cellar of the existing 16-story mix-use residential and commercial building.
At the regularly scheduled monthly meeting of Community Board Five on Thursday, September 11, 2014, the Board passed the following resolution by a vote of 35 in favor; 0 opposed; 1 abstaining.
WHEREAS, The applicant seeks a Special Permit from the New York Board of Standards and Appeals to operate as a physical culture establishment (PCE), at 20 East 38th Street; and
WHEREAS, The PCE will operate as Coban's Muay Thai Camp NYC, a members-only gym that provides its patrons with martial arts and exercise instruction and facilities for conditioning, strength training, and sparring; and
WHEREAS, The Premises is situated on the basement level of a 16-story mixed-use commercial and residential building located on East 38th Street and Madison Avenue that is also known as 244 Madison Avenue; and
WHEREAS, The establishment's patrons will directly enter the premises through a buzzer-secured door on East 38th Street; and
WHEREAS, The establishment occupies a space of 4,200 square feet with a maximum capacity of 75 people; and
WHEREAS, The establishment currently has 350 members; and
WHEREAS, The establishment was previously located on West 35th Street between 8th & 9th Avenues and has moved for expansion and for no other reasons; and
WHEREAS, Coban's Muay Thai engages mostly in group classes that rarely exceed 35 people at one time; and
WHEREAS, The hours of operation are six days a week, Monday through Friday from 11:30 am to 10:00 pm and on Saturday from 10:30 am to 5:00 pm; therefore be it
RESOLVED, Community Board Five recommends approval of the application by Coban's Muay Thai Camp for a Special Permit to operate a physical culture establishment at 20 East 38th Street and Madison Avenue.
