A petition by 224 Shur LLC to construct, maintain and use an existing below grade building vault in front of the building at 224 West 57th Street.

At the regularly scheduled monthly Community Board Five meeting on Thursday, April 08, 2021, the following resolution passed with a vote of 34 in favor; 0 opposed; 1 abstaining:

WHEREAS, 224 West 57th Street is a commercial building on the S.E. corner of Broadway and 57th St., also known as the Argonaut Building, and formerly as the Demarest and Peerless Company Building; and

WHEREAS, 224 Shur LLC (the Applicant), located at 224 West 57th Street, has applied for a revocable consent from the Department of Transportation (DOT) to construct, maintain, and use an existing below grade building vault; and

WHEREAS, An existing below grade building vault extends beyond the West 57th Street curb line in front of the retail/office building; and

WHEREAS, The Applicant will repair and restore the vault for the use and maintenance of existing service utilities that enter the building; and

WHEREAS, The existing below grade vault extending beyond the curb line has been “grandfathered” by law placing it in legal compliance previously and up to the currently-proposed repairs, and repairs for the first time require the revocable consent to maintain compliance going forward; and

WHEREAS, The Applicant will reinstall the existing granite curb as part of this restoration, and retain existing curb lines and signage; therefore be it

RESOLVED, Community Board Five recommends approval of the revocable consent by the DOT for 224 Shur LLC to construct, maintain, and use an existing below grade building vault in front of the building at 224 West 57th Street.
