162 5th Avenue (Ladies' Mile Historic District), between 21st and 22nd Street, application for a certificate of appropriateness for a single story rooftop addition

WHEREAS, 162 Fifth Avenue is an 11 story store and loft building located at northwest corner of Fifth Avenue and West 21st Street, in the Ladies Mile Historic District, designed by Buchman & Fox and built for Hudson Realty in 1903; and

WHEREAS, The applicant is the Simons Foundation, a non-for-profit organization that is leasing office space under a 35 year lease; and

WHEREAS, The applicant wishes to build a single story rooftop addition; and

WHEREAS, The addition will be made of existing brick, and steel, slate, wood, and glass; and

WHEREAS, The addition will hold a conference room, providing access to the rooftop; and

WHEREAS, Some telecom equipment will be moved, and will not be visible from the street; and

WHEREAS, The addition will be visible only from 5th Avenue and 22nd St – a secondary façade - and will appear to be a continuation of the existing parapet wall; and

WHEREAS, The addition or relocated equipment will not be visible from the main façade and will not detract from the grandeur of the building; therefore be it

RESOLVED, Community Board Five recommends approval of the application for a certificate of appropriateness for a single story rooftop addition.
