Application from 106 West 56th Street Property Investors III, LLC for the revocable consent from DOT to construct, maintain, and use a sidewalk snow melting system in front of 106 West 56th Street

WHEREAS, The Applicant seeks approval for the revocable consent to construct, maintain, and use a snow melting system in front of 106 West 56th Street; and

WHEREAS, The proposed system is for a fifty (50) foot section of the sidewalk; and

WHEREAS, The materials of the proposed snow melting system match those successfully used for other relatively small-scale sidewalk snowmelt systems in the city; and

WHEREAS, The system is an electrical system, consisting of an alloy tubing surrounding heating elements that are insulated with magnesium oxide; and

WHEREAS, The system is activated by a control panel that utilizes sensors to ascertain the existence of precipitation at a temperature of less than 35 degrees; and

WHEREAS, The property owners will ensure that the system functions properly; and

WHEREAS, The estimated cost of the necessary removal and restoration work is approximately $5,000.00, which will be paid for by the Applicant; and

WHEREAS, The installation is expected to take place during the Summer of 2018 over a 2-3 week period; and

WHEREAS, The Applicant recognizes that the removal of snow will remain the responsibility of the building at all times, even in the event the system fails to operate correctly; and

WHEREAS, The successful use of the system, when properly administered by the responsible entity, eliminates the unsafe conditions of ice and snow on the sidewalks in which it is in use and substantially reduces the use of environmentally harmful chemicals and salts; therefore, be it

RESOLVED, Community Board Five recommends approval of the Application from 106 West 56th Street Property Investors III, LLC for the revocable consent from DOT to construct, maintain, and use a sidewalk snow melting system in front of 106 West 56th Street.
